The Rental Space

Category Rentals

We are well and truly entrenched in the "Residential" rental space renting out vast amounts of Freehold properties as well as Clusters and Sectional Title units priced anywhere from R7000.00 per month to R100 000 per month. We have also seen steady growth in the "Commercial and Industrial" side of our business and we are dealing with commercial and industrial properties on behalf of some of the major corporate funds whilst also dealing with the individual investor-owned properties.

During the second quarter of 2022 residential rentals have shown continued signs of growth after recovery from the lockdown period.

Year-on-year growth rates Gauteng National weighted average
Q2 2021 to Q2 2022 0.3% 2.6%
Q1 2021 to Q1 2022 -0.1% 1.8%

The year-on-year quarterly growth rate in Gauteng has been a positing rate for the first time after four quarters of negative growth from Q1 2021.

The national weighted average rental increased by R193 from Q2 2021 to R 7 971 in Q2 this year. In Gauteng it was R 8 319 in Q2 this year, up from R 8 292 in Q2 2021.

Tips for landlords

Have sufficient landlord liability cover and other property insurance in place to be protected against potential losses.
Ensure that your letting agency does thorough reference checks of rental applicants regarding employment and previous landlords

Very valuable information may be found at www.paddocks.co.za when planning to buy an investment property in a sectional titles scheme.

Tips for tenants

Always pay your rent and services on time so that you would have a clean payment profile and would avoid arrears collection costs being charged to you.
Strive to be an excellent tenant by paying on time, looking after the property and not being a nuisance to neighbours.

When the landlord doesn't attend to required maintenance the Rental Housing Tribunal can assist and instruct that the rent be reduced.
